Selling your home is a big step—one that can feel overwhelming if you’re not sure what to expect. But just like any journey, the process becomes much smoother when you know the road ahead. Let’s walk through the home selling process in North America, from the moment you decide to list your home to the exciting day you hand over the keys.

Step 1: Preparing Your Home

Before you list, it’s time to make your home shine. This means decluttering, making minor repairs, and giving everything a deep clean. Many sellers also invest in staging to highlight their home’s best features (see our previous post for tips!).

Step 2: Setting the Right Price

Pricing your home correctly is crucial. Too high, and you might scare off buyers; too low, and you leave money on the table. Most sellers work with a real estate professional to analyze comparable sales and market trends, striking the perfect balance.

Step 3: Listing and Marketing

Once your home is ready and priced, it’s time to list! Your agent will add your property to the Multiple Listing Service (MLS) and may use professional photos, virtual tours, and social media to reach more buyers. The goal: make your home stand out and attract showings.

Step 4: Showings and Open Houses

Potential buyers will want to see your home in person. Keep your space tidy, be flexible with showing times, and consider stepping out during open houses to let buyers explore comfortably.

Step 5: Receiving and Negotiating Offers

With luck, offers will start rolling in! Review each one carefully—price matters, but so do terms like closing dates and contingencies. Your agent will help you negotiate to get the best deal possible.

Step 6: Under Contract and Due Diligence

Once you accept an offer, your home is “under contract.” The buyer will typically schedule inspections and appraisals. Be prepared for some negotiations if issues arise, but remember—it’s all part of the process.

Step 7: Closing Day

After all contingencies are met and paperwork is complete, it’s time to close. You’ll sign the final documents, hand over the keys, and celebrate the next chapter. Congratulations—you’ve sold your home!
